SALES LAUNCH AT 93 NEVINS, ENVIRONMENTALLY FRIENDLY TWO-UNIT CONVERSION IN BOERUM HILL

Brooklyn’s Most Eco-Friendly Conversion Now on the Market

New York, NY - September 23, 2009 - Halstead Property Development Marketing and co-developers R & E Brooklyn Inc.and Green Depot, today announced the opening of sales for 93 Nevins (http://93nevins.com/), an environmentallyfriendly two- unit townhouse development located at 93 Nevins Street and 453 Pacific Street in Boerum Hill, Brooklyn.

93 Nevins is a two-unit converted development that reinvents the urban townhouse, showcasing finishes and building systems that set the bar for energy efficiency, healthy indoor air quality, and low embodied energy. Not only is the building energy efficient, it also has the capability to produce energy.  Some of the eco-friendly and energy efficient features of 93 Nevins include:

Roof-top Solar Panels: When residents switch on a light, charge a cell phone, or watch TV, up to half the electricity they use will have been generated by photovoltaic panels installed on the roof.

Recycled Electricity: Any unused solar electricity generated by the rooftop panels will be fed back into the city’s electric grid. On sunny days when little electricity is being used, the electric meter will spin backwards.

Healthy Air Filtration System: A sophisticated air filtration system screens out air borne particles and allergens, offering superior indoor air quality.

Hybrid Heating and Cooling System: The developers created a hybrid heating and cooling system in which water for the showers and radiant floor heating will be warmed by an evacuated tube solar heater and natural gas-fired chiller-heater.

Green Roof and Planted Terraces: Plantings provide shading in summer, extra insulation in winter, and better air quality.

Built to meet the exacting standards of the U.S. Green Building Council’s LEED for Homes program and the American Lung Association’s Health House Program, the project is jointly developed by local Brooklyn developer Rolf Grimsted of R & E Brooklyn Inc., and Green Depot (www.greendepot.com), the Brooklyn-based, national supplier of environmentally friendly building and living solutions.

“We hope to set the standard for building practices in New York City,” said lead developer Rolf Grimsted. “The homes at 93 Nevins and 453 Pacific provide an urban oasis for residents, while helping to safeguard their health and significantly reduce their carbon footprint.”

Local Brooklyn developer Rolf Grimsted set out with genuine intent to improve his neighborhood by taking over a building that was abandoned for nearly 20 years. Originally built in the 1920’s, the distinctive brick façade was restored by the developers to embrace an all new steel framed, four-story, limestone clad building.

Construction is now complete and the two homes are available for immediate occupancy.  The townhouse at 453 Pacific is 3,059 square feet and the townhouse at 93 Nevins is 3,079 square feet; both have three bedrooms, two and a half bathrooms, planted terraces and private garages and are each priced at $2,595,000.  For more information please visit:  http://93nevins.com/.

Additional eco-friendly features of the project include the use of green and recycled construction materials.  Flooring includes jarrah wood salvaged from woolen mills, engineered wide board maple, easily renewable cork and Forbo Marmoleum, made from linseed.  Kitchens in both residences include Brooklyn made recycled glass countertops by IceStone, Breathe Easy cabinetry, ceramic and recycled glass tiles and backsplashes and top of the line Bosch and LG kitchen appliances.

“Not only are these homes extremely energy-efficient, but they’re also generously sized,” said Stephen G. Kliegerman, executive director of Development Marketing at Halstead Property. “Buyers will enjoy the benefits of these carefully planned homes, which were designed to be as green as possible and with health benefits in mind.”

93 Nevins and 453 Pacific are the result of collaboration between R & E Brooklyn, Green Depot, architect Tony Daniels of Cycle Architecture, and interior designers Erika Hanson and Erika Doering.  In addition, showrooms at the development feature Room & Board’s (http://www.roomandboard.com/rnb/) handcrafted, timelessly designed and American-made home furnishings.

“From the outset, the vision for 93 Nevins and 453 Pacific was ambitious, innovative, and inspiring; that is why Green Depot, offered unwavering support, resources and guidance,” said Sarah Beatty, President & Founder of Green Depot.  “These homes are an example of how we can creatively reinvent our city buildings and neighborhoods for the better.”

The surrounding Boerum Hill neighborhood features tree-lined streets with three and four-story brownstones and bluestone sidewalks.  This distinctive and charming neighborhood is an eclectic mix of new and old.  It is home to Brooklyn’s restaurant row as well as other top attractions, trendy boutiques, art galleries and antique shops.  The building is just blocks from ten different subway lines at Pacific and Atlantic Avenues.

93 Nevins and 453 Pacific are exclusively marketed and sold by Halstead Property Development Marketing. For photos and floor plans, please visit http://93nevins.com/ or contact Nicole Amato at nicole@mediashoppr.com or 212-867-8778 x226.
