THE 505, HELL’S KITCHEN LUXURY CONDO COMPLEX,

ANNOUNCES TOPPING-OFF; ONLY SIX UNITS LEFT

Market Mover: Now 95% Sold Out; The 505 Was 90% Sold After Just 4 Months on the Market

NEW YORK, NY - September 2, 2008 - Halstead Property Development Marketing, a division of Halstead Property, today announced the topping-off of The 505, a new luxury half-acre condominium and gardens development complex in Hell’s Kitchen located at 505 West 47th Street.

The topping-off will be completed on Thursday, September 4 with a celebration at noon for the seven-story ground-up condominium that will have a total of 109 residences situated in two buildings surrounding a garden courtyard that make up a half acre of land.

Currently 95% sold, the remaining six units range in price from $730,000 - $1.395 million, including four one-bedrooms, one garden courtyard two bedroom and one two-bedroom penthouse which has an open design plan, carbonized bamboo flooring with beveled edges, and an internal staircase connecting to a 427 square foot private roof terrace that is hot tub and barbeque-ready with water, electricity and gas and offers breathtaking “Times Square” skyline views.

“The high level of quality and beauty we committed to the construction and design of this development has made it stand out from the competition in Hell’s Kitchen - and it has made us one of the fastest-selling developments in New York this year,” said development partner Ian Reisner of Parkview Developers. “We’re giving buyers the opportunity to have a higher standard of living in New York - without having to sacrifice location, amenities, quality, or your life savings.”

Nearly half of the residences of The 505 feature private gardens, balconies, or private rooftop terraces, and the top floors boast marvelous, unobstructed views of the city skyline. The 505 features a 24-hour attended lobby, fitness center, furnished courtyard and roof garden, bike and individual storage, and washers and dryers in every unit. Completion is slated for summer 2009 with occupancy to follow immediately.

Kitchen amenities include Italian-crafted kitchen cabinetry, Calcutta gold marble countertops and LG or Fisher & Paykel refrigerators. Buyers will have either Bosch gas cook tops and convection ovens with microwave or Miele gas cook tops and speed ovens with microwave. Additionally, each unit will include Bosch dishwashers or Fisher & Paykel under-sink dishwashers, Bosch washer and dryers or Malber combination washer and dryers.

Bathroom finishes include Zebrano Porcelain tile with an elephant skin textured finish, made in Italy. The vanities feature either a Rocky River marble or Crystal White countertops, custom Wenge cabinets, Pegasus fixtures and Kohler toilets and deep soaking tubs.

Real estate development in Hell’s Kitchen west of Eighth Avenue has been vibrant since the start of 2000. The 505 exemplifies the best of the developments in the Clinton/Hell’s Kitchen district which comprises the area in the West 40’s that is seeing major development today, including The VU, a new $125 million four-star David Rockwell-designed hotel with 222 guest rooms set to open this fall, and the construction of the new Ogilvy & Mather headquarters opening in July 2009; both of which are located on the same block as the 505.

“Hell’s Kitchen has already begun a tremendous transformation, and The 505 - and the level of interest it has seen by buyers - is a good indication of the neighborhood’s rise,” said Stephen G. Kliegerman, executive director of Halstead Property Development Marketing. “The 505 will bridge luxury residential buildings already established in Far West Chelsea with the west side anchored by Time Warner Center, and solidify this neighborhood as an area with increasing property values for years to come.”

The 505 was designed by architect H. Thomas O’Hara and developed by Lev Parkview Developers, LLC, a majority owned venture of Parkview Developers. Halstead Property and Nest Seekers International serve as the co-exclusive marketing and sales agents. For listing details, please visit: www.the505hk.com or www.ParkviewDevelopers.com
